We perform a thorough examination of the public record in order to provide title insurance (and the peace of mind that goes with it) for your transaction. If we discover any problems, we communicate that in a clear and timely manner to the relevant parties to the transaction. Our title manager is often able to track down and resolve in-house many types of common problems. For those issues we cannot resolve in-house, we consult with our title insurance counsel in order to suggest possible solutions to the party responsible for the title – the seller in a purchase and the current owner in a refinance.

We provide a full range of title insurance products for both lenders and purchasers. Title insurance protects the policyholder against challenges to rightful ownership of real estate that arise from circumstances of past ownerships. For insured claims, title insurance protects you by defending your title, in court if necessary, and bearing the cost of settling a case in order to protect your title and maintain possession of your property.

We will work with any institutional lender to insure the title to your property and perform settlement/closing services on their behalf.

For non-financed (cash) closings we will insure the title for the benefit of the purchaser and perform settlement/closing services on their behalf.

Preferred Title & Closing can prepare documents including deeds, POAs, etc. to facilitate a smooth closing process.
